Mark 10:21

“Then Jesus, beholding him, loved him, etc..] Not as God, with that special love, with which he loves his people, who were given him by the Father, are redeemed by his blood, whom he calls by his grace, justifies by his righteousness, forgives their iniquities, and, at last, glorifies: but as man, he had an human affection for him; so far as there was any appearance of moral good in him, it was agreeable to him, who loves righteousness, and hates iniquity; and though the young man betrayed much vanity, pride, and conceit, he did not use him roughly, but kindly, and tenderly; he beheld him, he looked wistly upon him, when he said the above words; which look intimated, that he could not believe…”

Running - Thus showing the intensity with which he desired to know the way of life. Zeal to know the way to be saved is proper, nor is it possible that it should be too intense if well directed. Nothing else is so important, and nothing demands, therefore, so much effort and haste. Mark 10:19 Defraud not - Do not take away your neighbor’s property by fraud or dishonesty. To “cheat” or “defraud,” supposes a covetous desire of a neighbor’s property, and is usually attended with “falsehood” or “false witness”…”

“10:21 Instead of having an extended discussion about what it means to truly keep the commandments, Jesus focused on the specific issue that revealed this man’s problem. He still lacked one thing: He loved riches more than he loved God, thus breaking the first and most important commandment (12:29-30; Exod 20:3; Deut 6:5). Entering the Kingdom of God requires repentance (Mark 1:15; 6:12), and Jesus helped this man to understand exactly what repentance entailed for him. He did not need, as he might have thought, to attain a higher level of personal righteousness.
